@Whitney Hutten yes, cashflow is definitely my goal. I've worked in construction/carpentry since I was a kid, so rehabs don't scare me. That, in particular, is why the brrrr method is so appealing to me. Rehab/cashflow/re-purposing equity to invest in a new property. It seems that out of state would be the better option for me, so expect to get a random "s.o.s." in your pm every now and then from me.

@Nathan G. Thankyou sir. Yes, everything I've heard so far States that L.A. is very hard for cashflow. Now begins my journey in market analysis.

Hey guys, need some advice here. So, I've been absorbing so much over the last several months on RE, investment strategies, leadership, business, taxes, etc. I don't exactly know if I'm in analysis paralysis so much as am unable to make a move yet. My wife and I are moving from Baton rouge to Los Angeles in several months for better work. ( I work as a sculptor for movies). We have received an inheritance close to $200k and are looking to invest. My question is this: do we try to start from scratch in, from what I understand, an extremely competitive market in LA or should we invest in properties in our current local market in Baton rouge? Looking to execute the Brrrr strategy. Any advice is welcome guys. 😊

Hello any and everyone, my wife and I will be moving close to the L.A. area towards June and will be renting an apartment over there with the hopes of buying our first personal residence after a year or so. I was wondering, with prices so stinking high out there compared to where we are in the south, does anyone have any advice on whether or not I should look into a property in preforeclosure? I am extremely well versed in construction as I've been working with my hands since I was around 15, so renovation doesn't scare me. Just looking for any advice as to whether this might be a viable option for us. Thanks in advance guys!

There's so much information and so many people who are willing to share their knowledge. Make sure to set up your keyword alerts. Its helped me out a bunch. Thanks @Amy Verges ! I'll definitely be looking up the Ring group. And, yes, I definitely have that book on the list. Thanks for the reassurance about Baton Rouge too. I know it has its pockets of both appreciating and distressed properties. Hopeful to see you at a meetup at some point.
