@Holly Fagan  I agree, boots on the ground would help tremendously.  I believe you would half to build your team via conference calls and joining networking groups from a distance for now.

@Annetta Barnes Hello Annetta. There are several things going on that I hear. You do not analyze a multifamily property like you would a SFR. You need to educate yourself to some basic information first. Check out www.apartmentsyndicationschool.com for some free I information on how to analyze an apartment building. Networking works well to leverage the knowledge you do not poses. You are in a great space and getting the questions asked is half the battle. Happy hunting.

@Alex Hill Hello Alex here are 3 rules/guidelines to follow in multifamily investing 

1. Buy for cash flow

2. Secure long term debt

3. Have adequate cash reserves.

Will this be a value add deal?

@David Smith check out legal zoom FAQ to get some basic information about setting up your entity.  Then as previously mentioned consult and attorney and CPA.  Do it the right way from the start.

@Brandon McLendon  Yes sir.  Time is so valuable.  There is a formula to use to navigate your way to find a good area to invest in, the kinds of retuns your looking for.

@Frank Bonzai Hello Frank. That is the wrong answer. Give might not be the correct word to use here. No investor is going to give you anything. If you provide value in some fashion, you will be compensated for that effort. If you have built relationships with your network then the next phase of this dance is to find out what type of investor there are? What are there investment criteria? What type of returns are they looking for COC and IRR? Nothing I believe should hold you back if you want it bad enough.
