I would say the first thing you should do is buy a house. It very hard to recognize a deal if you yourself had not made a deal.

investors like myself are looking for properties that follow the 70% rule. I am currently looking for properties that are not on the MLS. I am looking for properties that are going into foreclosure.

I was thinking about rehab the property with hard money then sell the property to my girlfriend.because we are  currently paying 1,100 a month for the 1 bedroom that we are living in.

Do you think that is a good idea or is it stupid
