Hello all of you smart people.   I need some help.  I may have an opportunity to purchase a portion of a plot of land.  First, I would need to know if this is even possible in San Diego City.  Does anyone know if it is possible to buy a portion of someone’s lot. For example, could I buy 5000 square feet from a 15,000  sq ft lot.  Lot details: zoned for single family, no improvements/land only, has curbside access, all utilities nearby.  

If it is possible, Where do I start? 

Any information I could get would help me tremendously.  I can’t wait to pay it back or pay it forward one day.

The property referenced is an investment property with 4 units that my business partner and I have a schedule E for.  

One more question on this, will me living in one unit  and getting a “primary residence” rate affect the interest write off?

Hello Everyone,

I am considering a cash out refinance and I came across an article that states I must utilize the money from the refi to improve the property or buy another property to ensure the mortgage interest is a write off. 

Does anyone know the accuracy of this?

Additionally, if the money must be used for the above reason, does it have to be used in the same year as the refi?

If there is any other information I should know, please let me know.

That is random. Small world on multiple levels. Yes that was my business partner and those people you helped are awesome. We’re getting along great. 

Thanks for the kind words on the remodel- We have been working 24 hour shifts at our jobs then going there on days off. It’s been crazy. But, we’re ready to rock and roll again.  We’re ready for 25% down. I’m hoping we can get a win win deal. I’m thinking get someone a great sale price or get someone out of a headache property while getting us a better interest rate than conventional lending. Maybe I’m just ignorant to the game though- but I’m setting it as a personal goal. If you are ever around the property, stop in and say hi. We’re finishing the rear units now. I am looking for a seller financing deal in National City or San Diego, Ca. I know that’s super specific, but I figured it couldn’t hurt to ask.

I have a similar situation right now. Have a deal in escrow for close to a year now. Representing the buyer. We have a clause stating "seller to deliver property vacant prior to close of escrow." 

We haven't been able to get the tenant out. As of a week ago I am told the sellers have started the eviction process. I'm told we are looking at a 60-day notice period, followed by a 60-day period to get through the court actions and finally get the Sheriff out there and physically evict the tenants if they are still there.
