 @Jonathan Klemm always asking the real questions!  gotta echo the sentiment for spending some time on the ground even if a small amount on the front end.  and planning to attend meetups while there is another great idea.

 Hey Jonathan,

I found contractors through refferals and facebook groups, those contractors were great but they are not experienced in new construction; plus with me being out of state it would be ideal for me to hire a GC, instead of sub hiring ( i dont have time for that being far away),I am switching from rentals and fix and flips due to there's just more profit when doing new construction, and way more deals!

Hey Guys, I'm an investor from NYC, I have been investing in Philly and Baltimore for about 4 years; primarily rental properties/ and flips. I am now looking to get into new construction development in the PG, Montgomery, and Rockville county areas of Maryland. Anyone could suggest any tips, resources, or builders/contractors they had worked with? Thanks in advance

Never a problem with smell etc if installed correctly as venting is intrinsic in the layout. Saniflo is the one I've used but I'm not pleased with the longevity of the float mechanism if it sits unused too long, or the macerating jam sensitivity to any small items, grease, hair gel etc flushed. Pulling it apart after a jam is NOT a fun experience. We are planning on one now for a new basement install but it will be a more robust commercial unit. However, just like the proverbial town installed grinder pumps we live with around here, you're severely restricted to what can be flushed & tenants simply do not listen. Also remember NO POWER-NO FLUSHY.

Hey Pat, I know this post is old but are these saniflo systems made as an alternative to digging basement concrete floors? I have a project now where the cast iron drains underground may need replacing, and I aint trying to do that!

 what policy to get after you remove the builders risk, a regular poplicy or vacant unit policy?
