So, you favor SFH flipping, and you use the NNN to get the cash. And therefore I suppose my hypothetical money would come in at your step 3? Or do you see it differently. Thank, btw.

Question:

Say, hypothetically, that you were starting from scratch and had $400k or $500k and wanted to start buying single family rental properties. Would you deploy the BRRR strategy? And how/when (if at all) would you finance or refinance? How many do you think you could buy with that amount (and a strategy for moving forward)?

Thanks all. This makes sense to me. And thanks, Brian, for the specifics! I guess I keep looking around thinking, hmmm, the stock market was flat last year, and promises nothing but volatility these days, and here's an option to possibly get 8-10% on a one-year investment. Just seems very tempting. But then again the devil is in the details (the risk of not actually carrying a note when investing in a fund, etc.).

Hi. Can anyone tell me what to consider when investing in one of these Capital Groups/Lenders, or RE funds? I'm curious as to why more folks aren't parking money here. Historically, a place like Broadmark Capital, which I'm considering, seems to be returning 10-12% annually. I've got other options to invest with a capital group local to me that's promising 12% for a one-year investment. Both companies seem stable and safe, with millions in assets, etc. They lend and acquire property and hold and flip, etc.

Is there a catch here? I'd be very happy with a 9-12% return in one of these funds or vehicles, rather than the stock market.

Any opinions? Any OTHER groups or funds I should know of?

Hi. I'm interested in investing passively by supplying general business loans to Fix/Flip/RE companies with an established record, who are looking for capital investments. Any such in NJ that anyone knows of? I'm less interested in specific deals/properties, but rather I'd be more interested in setting a quarterly rate of return and investing by making general loans to the business. 

Anyone with experience doing this? Any of these companies that folks know of in NJ/NYC

Thank you both so much! I suppose what I'm asking, too, is whether it's possible to NOT have to go with a Self Directed IRA company at all--to roll the money into something like a TD account, and not have to pay custodial fees as high as one would with a Self Directed IRA Specialist. Does this make sense? That I could sort of act as my own facilitator, if there's a very baseline kind of custodian scenario.
