Hello BP!

I'm an agent in SC looking for investors to work with. I am an investors as well. Started out as wholesaling but It was hard to find realtors that understood my needs.

Now I'm returning the favor.

What are some thing to remember when looking for these deals for investors.

Hello Biggerpockets!

I am a new real estate agent. I just passed my test. Waiting on my licensee to go active with Keller Williams. I've been associated with RE actively for about 2 years. I learn something new every day. I have done multiple wholesale transactions and I am about to purchase my first flip and hold deal soon.

My question is I have a guy that has a portfolio of about 2.5 million and he says that he might be willing to sell some or all of his properties. He's a very cocky guy and multiple people have entertained him but he has never bit. I have road around and took a look at about 10 of his properties. He has 31 properties total. He wants me to send him some numbers. 

What would you advise I send him to really get him to bite. A lot of his properties he brought cheap but and did a little work to them. The homes vary in prices and he had a very diversified portfolio. From SFH to Duplex, triples, Condos, townhomes, and lots of vacant land. The only thing I have seen him sell is his land.

Do you think he is worth the trouble. I have been marketing and reaching out to him for about a year now. Today, we spoke again on the phone and he asked me to send him some numbers. He's adamant about not working with a Realtor but I not looking to put none of his properties on MLS.

Any advice!

@Caleb Brown, I don't like to use zestimate or Zillow. I have an agent that provides comps and I also use Propstream and they give you just about what you need.

Hello BP!

I have a property value is $226,477. The owner is old and her daughter is basically taking care of her. The daughter wants to sell the property.

Because I am a wholesaler I would only offer her about $100,000 max after my cut and repair and such.

I really feel that this is a very low ball tho.

$226,477 x 70% = $158,534

The home is in great shape but no repairs on the home in over 15 years that the daughter was aware of.

Would $100,000 be a good offer?

As a new Realtor, I get so many request for MLS access. Investors that are flipping homes wants to pay me to give them access to MLS. Is this illegal? Could I charge a fee to these investors for access to the MLS?
