Dang I wish I saw this. What a great idea! Please let me know the next time you do one, I would love to attend. 

You need someone on the ground there to be your eyes and ears. Your cleaner unfortunately will not be. They are in a rush and telling you there is a problem, will end up being more of a hassle for them and it's easier to pretend not to see it and keep moving. We recently checked on a place thats 45 minutes away but we hadn't checked on it in a year. We kept getting bad reviews. The headboard was torn up, paint scruff marks everywhere, funky smell, the cleaners were using black sheets and black comforters (like why would you do that). Managing afar is def do-able but have a friend who is OCD stop by there once a month or every other month to get physical eyes and NOSE on it. Ask cleaners to send a video to you once a month for a quality check. Little things like that will help.

Zillow is free and easy. You can search by keyword like furnished. I used to use FF, but switched completely to zillow and it works better. Also Facebook is good. There are travel nurse housing Facebook groups that are great!!

Hey everyone!! My name is Christina Leavenworth and I have been investing for 7 years, we have 19 properties. We have been in the buy and hold game. At one point we had 8 STR's that we self managed but now only have 3. We either sold the rest or converted them to mid to long term rentals. I have an awesome list of amazing and AFFORDABLE/RELIABLE contractors, handymen, etc. I'm happy to share everything I have learned, so please reach out anytime. I run a real estate team and believe it or not, most of our deals we found right in the MLS. I often host investment seminars, so I'll post our next one here. I got into the house hacking game when my husband and I first got together and we rented out ONE room to THREE students (they wanted low rent and we said yes to it) and it almost covered our mortgage. Looking forward to making friends here!!!

Needs only like $7-8k in repairs. ARV is $225K. Awesome 3/2 condo that rents for $1900 a month!
