In my opinion I would sell and use the money to build up your flips. I would build your bank up with flips, then go buy rentals or sell creatively, allowing cashflow from your sales of the flips. That is what I'm currently doing, I buy, flip, and sell as owner finance. My market the average house goes for anywhere between 130-220k. I like to stay on the affordable side because in my area I have seen a lot more traction with affordable housing. I ask for 15-25k down and their monthly payments average out to me making $500 a month for 30yrs. I like owner financing because you get the best of both worlds (if you set up financing creatively). You get the refied money to pay everything back, you get the down payment, and you get the cashflow. All in all, Im a firm believer in building the bank then buying rentals if thats the route you choose. Because a few hundred dollars a month while locking up that money isn't worth it. It will make the process of scaling take a lot longer. Hope this helped!

Its building cashflow. Both give cashflow, one less than the other, but renting I'd get to keep the house and build equity while really only making $150-200 actual cashflow. The Owner finance option allows me to have the upfront downpayment with an average of $500/month cashflow but eventually losing the house. They both have pros and cons but for a 26 y/o investor I'm trying to decide which route is the best for me and want to hear opinions of other people and why they think their option is the better route.

Hi all! 
Im at a crossroad in my business and deciding what path to go down. I’m  looking for all recommendations and opinions. I am in between selling my flips as owner finance or keeping as rentals. I get DSCRs on both models and either wrap them or rent them out as normal. I charge 10% interest on my owner finances with 15-20k down. Average prices of these houses are 130-220k. At the end of the day I get roughly $500 a month for 30yrs from those. For rentals I get a few hundred but am paying off the loans, building equity. I don’t know what the smartest route is on these. Would love to hear from everyone!

Hey guys!

Okay so I'm switching my business model to owner financing or rent to own to end buyers. I have a few owner finance properties now but my plan moving forward is to wrap a refi and sell it to the end buyer on payment plans. I don't know much about rent to own steps but I've heard both sides of the story. I know that after 5 owner finance deals in a year you have to use an RMLO. But Im looking for the easiest way to do this on a bigger scale and need some input from people that know a little more about this to help me make the decision between the two.

Hey y’all! I’m needing a system for my crew, bookkeeper, project manager, and assistant during flips and contract jobs to be more organized. I heard briefly about podio but really don’t know where to start or if there is a better application out there to help manage flips and contract jobs. Hello everyone! I am to the point where I’m doing 5 houses at once now and it’s getting a little stressful. I have a project manager who is supposed to be over all the crews but I still feel like I’m in charge of everything going on. I’m needing good advice for my properties to start flowing better without me being involved as much. I need to focus on getting more and less on the day to day. Any advice?

I am starting up a syndication. I am looking at a few deals that I'm trying to underwrite to see if they are any good to get investors on board. The agent is wanting LOI, BIO, and POF to be able to see the financials. How does one get past this to be able to check out deals? Do I need to get people on board before I even start looking? Or how do I get past this point?

My partner and I are trying to move into rv park investing and are really wanting to talk with someone who has experience. I don’t know if anyone in here has personal experience with investing in RV parks but if you would be willing to have a couple questions ran by you, it would be much appreciated!
