Hi BP gang,

I'm wanting to purchase a 2-4 unit multi-fam property as an owner occupant, considering a duplex currently. If both units are occupied with month to month leases, am I obligated to keep the current tenants or can I give them "X" amount of days to vacate the property upon closing or the like? The lender mentioned the tenants having the right to remain in the property, and me possibly not getting financing as an owner occupant. But I know there is a way viable & ethical way of handling this so I can get the financing.

Thoughts?

Interesting question @Todd Plambeck. I actually haven't heard that feedback to avoid the area. My only guess is that these neighborhoods aren't the most desirable for primary homeowners, but my research shows that Balch Springs/Mesquite areas are top areas with cash buyers. Which tells me investors are buying in these areas for some reason. Perhaps just for the purpose that you're doing...rental properties. If your numbers bear out on the positive end, then I say go for it! Best wishes!

I understand S8 is a great way to go, understanding there is some risk, just as with anything. Don't let that deter you! Congrats on your 1st closing!!!
