Similar situation here. I live in the bay area of California, but invest in Seattle. I self manage my properties on an ongoing basis, but hire a leasing agent to take pics / show property / screen tenants and get new lease signed; then I take over as the PM. I pay 1 month rent for this service and find it very worth while.

It is fantastic and has plenty of space! I even built in a large shelf/workstation in the back across the entire back side myself. Put in some pegboard and a few rake racks, etc. I can fit my mower, ladders, snowblower and so much more in there and still have space for a ton more!

 Looks nice. What was the installation process like?

@Heather R., we're in the same boat. You're numbers look good; its just an issue that prices have gone up more than rents in this area.

Actually, thinking more rather that 80sqft or above I'm probably looking for around 50-80sqft

Hi Everyone, 

I have a 3br/1ba/0 garage SFH Rental that is in desperate need of some outdoor type storage space. Things like bicycles / suitcases / camping gear / paint cans / etc need a home. There's currently a small 2ft deep by 6ft wide storage closet in the back of the carport, but we'd like to have much more space for the tenants.

Do you have any recommendations for a quick to assemble, long lasting, low maintenance shed thats roughly 80sq ft or above for a budget under $1,000? I know we could build one, but I'm hoping for something quick and easy.  Any experience with HD or Lowes sheds? should I go plastic or metal? This is in the Seattle area, so rain is a factor. I understand we'll have to build a base for whatever we buy.

Your condo is burning cash every month. Not just the hoa fee, but also vacancy / repairs / capex / etc that will hit you soon. I would sell the condo and invest in something that cash flows

Some investors love condos, most investors hate them. I belong to the latter group. Owned 2 with mixed results. Key point for me is that with a condo it is very much not in your control. That goes for anything from whether you are even allowed to rent the unit out, to what it will cost to fix the roof or perform landscaping.

My partner (contractor) and I use “receipts by wave” for tracking & categorizing all expenses, google sheets to track schedules and notes and FaceTime to communicate. Subs we just use text / email / FaceTime. Getting them to use a new piece of software like slack would never happen.
