Hi Michael,

nothing beats boots on the ground, having a local partner in the area is ideal.

If you want to invest and manager long distance I would recommend getting a good agent to do all of this for you. A good agent knows where the deals are and has direct info from MLS rather than old data from trulia and zillow.

I have the name of a great agent in KC who will find you what you want.  She found my last property within 11 days... we paid 81% of market value.

Love it... if anyone is referring to late night calls, fixing sinks and un-clogging toilets at 2am.... punched out walls, and non-paying tenants... that's not really being a landlord... that's making a choice to be un-prepared...

You're pretty spot on with everything... the rents are 900-1200 for 1 bdrm and more for 2 bdrms... and HOA's start around 125/month and go up from there.

I stay strict to 80% of property value to buy. So there's where there may be a little bit of a difference. A property listed at 130, that's worth 120... I'm offering 92-95k and submitting, letter with intro and large Ernest money with little to no contingency.

Ideally, that property has carpet and Formica.. that way I can force the appreciation up.

Now it's worth the 130 and I'm in it for 98-99k.

And, benefit of having a RE partner instead of mangement co is bypassing those fees mgmt companies charge.
