Virtual office services like Regus, WeWork, and Davinci offer a real business address and can handle mail forwarding. They also give you access to physical office space if needed.

Mailbox services like UPS Store and Pak Mail offer mailbox services with a real street address. They can receive and forward your mail to you.

Virtual mailbox services like Earth Class Mail, PostScan Mail, and Traveling Mailbox give you a real address, scan your mail, and let you forward, shred, or archive it.

Hey Paige, congrats on the 10 units that's awesome! 

A lot of people with growing portfolios start to look at a true property management software. It's a matter of preference but I have seen a lot of owner operators your size and bigger using Buildium. We use Appfolio in our office and love it, and I know there are people out there who use Turbo Tenant as well, I actually met their CEO at a conference and he was extremely knowledgeable of the struggle in keeping track of it all.  

I personally would stay away from Yardi, unfortunately their system is outdated and their customer service is sorely lacking. 

Entrata is great but they wont talk to you if you have under 500 units. 

Hopefully that list gives you some things to think about and research!

I feel like they are all transfering us from their old language model which we had learned to use, even with its finicky pronunciations sometimes, to whatever new "AI" language model. It honestly feels like having to learn a different language sometimes. What's super annoying for me is that I used to be able to say "period" and it would add the . for me, now there's no way that Ive figured out to get that to work again. I cant tell you how many, "I'm on my way period do you want coffee question mark" texts i've sent since the change.

Some municipalities require the septic system be inspected, and in good working order, with each sale of the property. Its obviously in your friends best interest to have the septic system inspected. I am not sure if the water catchment is something that can be readily inspected but the water should certainly be tested. 

A septic leach field is part of a septic system. It consists of perforated pipes buried in gravel-filled trenches kind of like a reverse french drain. Wastewater from the septic tank flows into the leach field, where it seeps into the ground. The soil naturally filters and treats the water. Typically houses/properties that have well water and a septic system have them in opposing yards, and code typically demands a certain distance between them.
