Michael - correct. Investing in San Francisco real estate is challenging to say the least. A 1b/1b goes for over million in a C neighborhood. Hence me investing out of state. 

Ariel - Great to meet another San Franciscan here on BP! I would say using a great property management company for out-of-state investors is critical. I use a company called Morris Invest and Oceanpoint Investments for my properties in Indianapolis. Morris Invest is on the acquisition side and Oceanpoint is the PM / General Contractor.  I went to Indy a few weeks ago to meet the whole team and to view the properties. I was very happy with the rehab quality and with the PM team in place.  

I'm happy to answer any other questions about my experiences.

Hello everyone -

My name is Christian and I’m from San Francisco. I’ve lived in the Noe Valley neighborhood for 14 years with my wife. We now have two small children (4.5 years and 1 year old).

I've been in the forums and listening to the BP Podcasts and reading countless books for the past year. In June I finally took the plunge and picked up my first SFR in Indianapolis via a turn-key. Over the past 4 months, we have added a total of 8 units to our portfolio (three duplexes and two SFR). So far, I am very happy with my ROI and PM company.

Hi Andrew - 

I spoke with Wells Fargo today regarding a cash-out re-finance for a duplex in Indianapolis. To use the income from any of my other rentals, they need a documented 2 years of tenant rents to include that as income.  I not sure if this is standard industry wide, but my local credit union also has that same seasoning requirement.
