Great post! The thought of buying near colleges has crossed my mind many times: an abundance of tenants & cash flow! It does have a few down sides but not enough to avoid doing it completely. Everything in real estate has pros and cons.

Everyone is correct, you don't need a realtor to buy OFF market properties.

However, don't try to go around a realtor with properties ON market.

I would recommend joining Pace's Subto mentorship right away. If you watch the zooms, use the resources they provide, and become part in the community, it would be very hard to fail.

!00% agree with Erica Calella. The best advice I've heard is to hire people for small jobs in order to vet them. You increase the size of the work if you like the results or find someone else if they do a poor job.

Any wholesalers out there having a hard time closing deals? Or even building rapport on the phone?

I've been calling sellers for years, along with role playing, and going over objections honing my skills every single day.

I'd love to help new wholesalers with any questions or concerns.

Truepeoplesearch & Opencorporates (for LLCs) are good free sources we use.

We've been getting a lot of wrong numbers on batch leads so we've switched over to Skipmatrix and it's been way better.

If you need help calling any sellers I'd be glad to help!

Thank you for your comment. It's interesting how some investors move on from banks quickly. I'd like to hear about how those hard money lending relationships were formed.

Starting a separate bank account is something I could do now too.

I've heard different things about LLCs but one important positive is that they protect you.
