Post: ADU Blueprint Plans

Hi, 

I hired an engineer to draw and submit blueprints for an ADU in January.

He submitted the 1st draft plans in March. (we paid him 90% of the total quote) 

He was then supposed to re-submit final plans on May 27th. He did NOT. 

He did NOT respond to any emails, phone calls or text all of June & July. 

He finally go back to me this week, we were supposed to review the final plans and he never called back. 

My fiancé and I are very frustrated with him and don't know what to do at this point. 

Any suggestions?

@Alexander Szikla Thank you! I had your 1-5 as my criteria. with 3x rent minimum in income.

@John Teachout of the 200-300 inquiries, how many qualified applications do you receive?

@Michael Noto the application was through zillow, they pay zillow to have the application processed. Yes, i did have minimum requirements, 3x rent, credit score, no prior evictions. Still received applications that did not meet minimum requirements

@Curtis Mears thats a great system, I will do something similar next time and also what @Jill F. Mentioned about not showing the place until an application is complete

@Kevin Hunter Thanks for the excellent tips. Yes, i agree, i should have spent a lot more time on market research, I ran it through rent-o-meter, but i think this particular area is hard to get comps.

@John Teachout sorry, i received 24 applications. i showed the place to about 60 people which was a lot of time. for marketing, i just listed it on Zillow and turbotenant. which i believe both websites then push to other websites.
