Post: My tenant is arrested without bail!

So, rent was due 5 days ago and i just found out that my tenant is jail for being fugitive from another state. My property manager ran a background check but nothing had showed up prior to renting. The tenants boyfriend is now interested in staying in the unit but does not qualify to be added to lease. Should i accept a late payment and continue with lease or start eviction asap? I live in the state of Florida.

Thanks for the input , i was planning on focusing mostly on kitchen , bathrooms and maybe flooring, as well as a new paint job. I just wanted to get some opinions on the forum since there's a lot of experienced investors here.

From what i've seen it ranges between 900-975 but some properties don't seem that appealing . This is why i was hoping to remodel a bit and raise the rent to $975 . The property was built in 1987 and the previous owner didn't seem interested in upgrading anything.

Guys I am about to buy a Duplex as my first investment property in Poinciana Florida. The units were renting for $900 and i would like to raise the rent . What type of upgrades should i focus on to accomplish this?
