@Scott Titus I did something very similar, I had a quick question about your lease setup. Did you sign your own name on the lease as the landlord? What sections does it explicitly say that the lease is between your LLC and your tenant? Wondering if I should adjust mine at all. Thanks!

@Mark Davis You might be able to just pay your real estate lawyer to transfer the title to your personal name out of the LLC, and then perform the financing leg of your operation. It's a few hundred bucks (give or take) depending on who you go to.

With regards to the seller financing for either part or all of the funds source... how do you stipulate pre-payment / early payment of the loan? If the benefit for them is passive monthly income, won't they begrudge the fact that you're dumping all that money on them at once instead of spreading out? Perhaps I'm overthinking that but from a tax or estate planning viewpoint I wonder...

While I have no flipping experience, I would suggest considering the psychology of what's happening. People are seeing that you're lowering your price like clockwork every month... how many buyers are on Redfin or Zillow are checking in on you to see how low you'll go and just waiting you out? Could it be an option to stop lowering the price and in the meantime figure out what you can do to make it more attractive in other ways?

Is it more common for partnerships to last many years or for people to usually do shorter term arrangements with the expectation of getting their principal investment back after say, 1-2 years?

That's outrageously expensive. I had my lawyer do this last year for $500 and I'm in Boston.

Hi everyone,

I just closed today on a 3br/1ba unit in Dorchester in Boston, MA. I've been using Guaranteed Rate for my last 2 buys, never used them for a cash-out refi but my lender is not confident that I can get 75%-80% LTV for that, but instead 70%. I really would like to hit 75% does anyone have any small local credit unions in the area that they like doing business with? Starting my list now, but if anyone has a recommendation I'll definitely check it out.
