We don't do STR.. but we do long term rentals here in the North Conway, NH area. Currently have a triplex, duplex, single family (under renovation currently), and hopefully starting a ground up build on a duplex and a single family for long term rental this spring/summer.

Also just got brought a single family that if we purchase we will potentially rent out by the room. 

Trying to experiment with a bit of everything to figure out what we like doing!

I know this area well so if you are interested/ looking in the North Conway area let me know :)

There is a planning board meeting in North Conway to discuss the STR rules and regulations tonight. Soooo I guess I will have more information for this discussion tomorrow!

Hey Kyle! where in NH are you located and what kind of housing are you interested in?

I would get an estimate from an electrician on how much it would cost to split the meters and put the cost back on them. That way it's not coming out of your pocket. The upfront cost might be a lot but it would be worth it in the long run.

@Jonah Lamour our most recent deal we purchased I got from making a facebook post. I basically said we are looking to buy homes in any condition and if they (any of my friends on facebook) provide a lead that results in us buying a property we will give them a $1000.00. I received 6 leads within 2 hours and ended up getting one of the properties under contract that week and closed shortly after. The lead provider got a $1000.00 and I saved hours upon hours of cold calling and or driving for $$. I also still get messages from friends sending me potential deals.

@Roger Lee I live up in North Conway NH

Plumbers - $85/hr

Electricians- $85/hr

Builders- Most reliable ones are booked out for at least 2 years

Septic design- $2,000 -3,500

Septic Installation- $20- 30k (if you are looking to build a cabin in a wooded area i would also count for tree removal, and if your on a hill or a mountain it will probably cost more)  

Well- I am unfamiliar with the prices (all 3 of my properties are am on town water)

@Matt Nico We provided both when he showed up we gave him an actual binder then we emailed him the electronic version when he was leaving. I believe in total it was about 78 pages (including photos) I know that sounds like a lot but better to be to thorough in my opinion. You can also google the appraisers packet that they use for your area and use that as a template and basically fill it out for them which is what we did as well. It might seem like your doing to much but our appraiser actually loved it!

Hey @Matt Nico!

What we have done in the past is created a binder that is filled with everything they need to the T. We put in everything we have done to the house with before and after photos. If it’s electrical or plumbing we create a detailed list of what was done because a lot of the time you can’t see that stuff. We also provide comps and explain why our property is worth more or less compared to each comp and so on. This will make their work a lot easier and usually results in the price you are looking to have your property appraise out for. Our last appraiser just copied and pasted from what we had gave him (and gave us exactly what we wanted for a price) Anything you can do to make their life easier will help you in the long run. Around here appraisers look at about 8 properties a day so unless you help them out it’s unrealistic for them to see the value you have created. I hope this helps!

Hi @Kat Hussey!

I would get in contact with a local engineer that specializes in land use analysis and local and state permitting in your area. They know exactly what would need to be done and if its actually possible. You would basically be going right to the source. They honestly work magic and it prepares you for the zoning commission. Plus they will teach you what you need to look for down the line when you are looking for other properties such as if the property needs to be on town water sewer, what kind of acreage you need (for example in our area you need .5acres for a single family home and an additional 10,000sf of land to add another unit if the the property is on town water sewer), also if the property has any "special exceptions" due to the age of the property. Trying to find SFH that i can convert into duplexes is one of my main strategies while looking for properties and my engineer has helped so much in teaching me what to look for. I hope this helps!
