I've inherited a good amount of capital. I want to growth my portfolio quick. I'm looking to buy houses for rental or flips. How can I leverage my money and keep getting loans if I only make 50k a year? 

Hello, I'm analyzing a property in Wisconsin. The property was built in 1920. This would be my first out of state investment. Is this risky? 

I received a loan quote from a lender. On a $211k house. The estimated closing close came up to $18k on a 30 year FHA loan. This included Loan cost, taxes and other government fees, prepaids, initial escrow payment at closing. Why am I seeing that the average is 2.35%? How do you add these on your analysis?

I'm a new investor. I recently received a pre-approval on a couple properties. I was wondering if I should be waiting for Biden's bill for 15,000. I'm worried I'm missing out on great opportunities.

Hello, fellow investor!

Quick question. How accurate is the 2% rule? I'm analyzing properties and they're no where near 2% but it seems to cash flow well when I analyze it. I'm worried I'm doing it wrong.

Hello, Daniel yeah I just started employment at a Charter school. I make 40k a year. I have my eye on an investment and it cash flows well based off of my analysis. But the loan would be for 400k

I was worried that if I got a quote my score would go down. I was looking to buy a multifamily house around 300k. Is that too much for my first investment? But, okay I'll get a quote! thank you!

I'm looking to buy a house soon. I have the down payment and all. However, I'm 24 with a credit score of 731. I'm afraid I won't qualify for a conventional loan on my own because I don't have that long of a credit history. My parent's aren't an option as co-signers. Should I get a pre-approval on my credit alone or try to find a co-signer? I didn't want to hurt my credit for no reason. Help an eager young entrepreneur out!
