Any experienced California real estate agents out there that wear two hats on transactions as Realtor and lender have any feedback to share? Or any opinions for or against this from other agents or lenders? I am researching this model for a company in San Diego, CA. I have known many agents that have been successful doing both for clients.

Any advantages or liabilities? Hard to focus?

It has to pencil as they say Bill, most don't, especially if you have to create an HOA, lawyer's fees make the numbers not work. Never say never, my area needs housing badly.

I am getting ready to make an offer on an existing mixed use property that is zoned for storefront retail  + residential units in San Diego, California.  Does anyone have a private lender that will lend on the acquisition of the property and provide funds to pay for permitting, legal, architect, structural engineering, demolition work, etc. to add residential units to the second floor (possibly adding a third floor, checking on height restrictions)?  We are commercial general contractors and demolition contractors.  Will sell to investor groups after completion. 

Any other advice in general  on a mixed use redevelopment (what I call repurposing) project is much appreciated.

@Darwin Crawford. I would appreciate getting the contact information of both lenders lending in mixed use. I have a mixed use property I am looking at. Thank you for messaging me the info.

Has anyone found any jumbo or Non-QM lenders (banks, not brokers) that will lend on an SFR with legally permitted ADU in California? Fingers crossed they will allow appraisers to list 1-2 comps of similar SFR with legally permitted ADU close by so we get the same price per sq. foot on the ADU sq. footage as we got on the main SFR home. Anyone getting lenders to give you the same price per sq. foot as the main house per sq. foot on appraisals? If yes, were they stick build ADUs or modular construction?
