My gf was living with her grandparents and had moved out. They refuse to allow her to get any of her belongings from the residence. She is being directed by the police to speak with a Landlord Lawyer. Could anyone lead me to a good California based lawyer who isn't going to rob her blind?

Hey all! My wife and I are flying in to Cleveland for the weekend from LA. We are looking at investments properties in the area. This will be our first deal. We are looking to hit the city on Saturday night and see what Cleveland nightlife is like. Are there any local investors that would like to meetup and have a drink Saturday night? It would be great to spend some time with local like minded individuals

@Angel Dejesus I am looking to owner occupy a multi-family with 2-3 units. It is a first time buy. Keeping the budget 220k and below. I have found a few good deals in the area I am looking that meets my budget as well. The homes in the area I am looking are older and would need a little TLC. The majority of homes in the area are from 1800's - early 1900's. COC looks great as well as cashflow for the properties I have narrowed down to. The only issues in my way is a strike on my credit which is in dispute due to being an account that doesn't belong to me and the other issue is being 1099 and really good at write offs

Still looking for ANY suggestions or advice anyone might have. I've had a few people message me all with the same info that doesn't get me anywhere. I have money for a down payment and make plenty enough monthly to cover the price point I am looking at. Does anyone have any advice????

@Joe Villeneuve I said I have the money for a down payment. That's much different than buying it all cash.

Hello BP family! I have a slight issue with my first REI. I have plenty money in my account and money aside for a down payment on my first property. The area I am looking in is mainly old properties (1800's) and would need a little TLC. Due to this I am aiming to utilize a 203k FHA. My issue is that I am a independent contractor on a 1099 which shows little on paper due to being very good with my write offs. On top of that, I have 1 strike on my credit report due to a past roommate that is causing an issue with lenders. I have a good credit score but they are having issues seeing that strike on there. With the 1099 and credit strike combined, it's making it a pain to get the loan. Do you have any ideas of ways to acquire the 203k with these issues? Any creative ways to acquire lending that can work like a 203k?

Hello BP family! I am using the BP rental calculator to analyze my properties but part of the final analysis does not make sense to me. I just analyzed a property I really like which cashflows $1,121/month but when I look at the NOI it shows $20,294. I see this discrepancy on every analysis I do. Isn't the NOI simply your yearly income minus operating costs? Easily put, your yearly cashflow. $1,121 x 12 months is nowhere near $20,294. Can someone please explain to me where the calculator gets the number for NOI in the analysis

@Robert Pole The only college I am aware of in that area is in the neighboring town which is East Stroudsburg University. What other colleges did you find?

@Ibn Abney I appreciate the reply. Do you know have any tips of knowing roughly what a property value would be after repairs and such? Are these just guesses?
