Cool project! I don't think it will hurt to have him quote the project - you'll want to interview a few people for a job this large. As with any contractor, as for references.

Due to the new BP forums, Im seeing this now - 2 months later. I'm curious as to how this played out....

I'm so confused by all of this. Is this a trailer home? They CUT HOLES in the exterior of the home, put diapers in the TOILET and you didnt evict them?

I'm not sure of the legalities in CA with regard to itemized move-out docs and security deposit, but I'd pull a carpet replacement a faucet replacement out of that settlement for sure. Get a couple quotes on the carpet just to be fair. Best of luck.

I'm sorry that's happening. How hard would it be to re-rent? If it'll be easy, can you offer the current tenant an out in a few months if she wants it. No break-fee - as long as the place is in broom swept condition? And then re-rent it to someone else? In the mean time, have her continuing calling the police when drug activity is suspected, get a "heat map" on the place. There's nothing you can do about crappy neighbors, unfortunately - and where I live hand-to-hand drug dealing is fairly low priority until something more serious happens. If something more serious does happen - and you have a heat map on it - then that usually puts things in motion for change. Remember, the tenant should be calling the police - not you - if/when the neighbors are acting up. Don't take that on. Good luck.

I'm sorry you're going through this. You should be getting a statement each month showing you rent received/expenses. If the tenant is not paying, contact a lawyer and begin the eviction process. Fire your property manager and stabilize that building. Good luck!

Yeah - I think you should schedule the appointments/repairs because that way you're monitoring the budgets, but you dont need to be there for every repair. Have lock boxes at the property for trusted, vetted contractors and give the tenant the legal notice when someone will be entering the property. If the tenant can't be there, you don't have to be - it's your home. You're hiring someone to fix issues, you're giving them legal notice to enter. Good luck.
