There is always the option of partnerships as well.  Because you have 2 properties under your belt you can leverage that experience.  It may cut into how much cash flow you make off the property but it is commonly said on BP Podcasts that the best way to expand is through partnerships.

No such thing as too late, especially at 40. If we average 80 years of life you're only halfway there. If you were able to add 1 house a year or every 2 years by the time you are 50 you can have 5-10 assets to your name! Do not let age discourage your decision to start on this journey! @Maranda Tucker I plan on getting started in these next few months with less than 10k in my bank account. I have spent most of my summer doing research and reading up on BP books as well as forums. I plan to bring my ideas to an investor who has expressed interest in REI and leveradge my time and knowledge to start a 50/50 partnership. If I were on my own I would most likely save up about 40-50k so I would have money for a down payment and cosmetic value adds.

Does your husband know about the BP forums and research much on REI or are you the main pitch?

Hello everyone. I am very new to REI and am wondering what tools some people use to analyze markets. What is the best way to find out about employment, neighborhood classes, how many people are moving there, etc. I am in a high price market and am looking out of state towards Colombus Ohio but would like to look at other markets as well. I figure selecting a market is important so I want to be sure my decision is a well informed one!

@Michael Plaks I really like this take on my question because I want to remain as ethical as possible. Do you think finding a partner to go in on my first few deals would be the best way to go about this? At least untill I can have the funds to operate solo?

As someone with very little capital to work with I am looking at getting into wholesaling to build a base to start my rental portfolio. My biggest worry is getting a house under contract and not being able to find a buyer. What are some exit strategies to safely exit a contract since I would not be able to buy? I'm in NJ if this helps.

@Nathan Grabau  @Moira Baggett I've set myself a goal to get my first property under my belt by December of 2023 (hopefully MUCH sooner) I still have a bit of research to do on everything then it is all about getting the capital to do so.  I'm in NJ which is a very expensive market to get into so I believe I will be looking to Ohio for my first 3-4 properties and then deciding where to go from there!  I just started commuting to my education in real estate a few weeks ago but I am looking forward to really being able to jump in soon! (I refuse to get caught in Analysis Paralysis! xD)
