Thanks Mike.  The guy used the name Edward Chin.  Company name Premiere Capital Lending.  Both names are actually legitimate, according to articles of organization from CA Sec of State office.  My son talked to the "real" Edward Chin, and he was shocked, to say the least.

Without going into great detail, does anyone have any suggestions regarding pursuing legal action against someone who defrauded my son?  Essentially, this guy posed as a legitimate lender (used his name, company name, company docs).  My son wired money to a legitimate Chase bank account.  Day before closing, unable to reach the "lender".  Lesson learned the hard way, so please no negative comments.  Just need to know if we can possibly go through the bank to try to find this guy and get the money back.  Pretty sure I know the answer.  TIA.

I have found a property to purchase for BRRRR project. Owned by 3 siblings (inherited). 2 of 3 ready to sell. 3rd lives in Australia and won't sign to sell. Pretty sure he has given up US citizenship, but not 100% on that. What are the legal options? One sibling says they talked to a lawyer who wanted $5000 up front with no guarantees. Thanks!

Looking to purchase a BRRRR property. Title has three names (family inheritance situation), with one of the three having passed away after inheriting. I'm sure attorneys have seen this before. Just curious if any BP members have any insight as to what I should expect. TIA!

Newbie here.  Just finishing up 2nd project.  I would like to buy more properties, but have all of my cash tied up waiting for seasoning on last couple of projects.  Is there a way to refinance sooner, without having to wait for seasoning (typically 6 months from my experience).  TIA!

So, I've got the BRRRR strategy pretty well figured out. Fortunately, I was sitting on a little cash and able to buy and rehab a property recently with all cash. Refi got all my money back, and then some. Used that for the next deal. Question is, how do I buy more expensive properties to either BRRRR, or simply throw a fresh paint of coat on and hold as LT rental. I'm not sitting on that kind of cash. And don't want to tie up cash that I have in a down payment. TIA.

I'm still a novice at REI. In the middle of my 2nd BRRRR, and also own a third SFH (originally my personal residence--just move and keeping it as a rental). There is a portfolio of single-family portfolios near me for $3.2M. Combination of 2 and 3 BR SFH all on same street (their own little neighborhood). Would love to get my hands on this, but don't have the cash for d.p. Honestly, I don't even know where to begin as far as evaluating the financial side of it. I can certainly inspect and evaluate the physical condition of each unit. Just wondering (1) what would be a reasonable price in terms of investment and (2) how can I put together a deal on something like this? Trying to avoid all the scammers that blow up my email when posting something on fb. Thanks for any advice.

Thank you for the wonderful responses.  Specifically, Curtis, what all data do I need in order to do a thorough evaluation?

Trying to figure out how to buy a multi-family property.  How do I determine its value?  I'm new, but a quick study.  Thanks.
