@Christopher Nerio I have yet to find a group in Loudoun County. I have gone to Capital REI Group in Fairfax, VA and Frederick, MD group (not sure of the name). Both are free and informative.

I am interested in note funds as well.  Can anyone recommend an attorney to review funds PPM?  Do most get a legal review for each fund they invest in?

@Bill Papanastasiou I had a condo near the Reston Town Center that I owned since 2000 that I 1031 exchanged into 3 properties in the Dallas.  I went the Turnkey route.  My 1031 process was rather smooth.   I used Exeter 1031.  The stressful part is identifying your properties in the required time period.  I also have a townhouse in Ashburn. I'd love talk more about how you are sourcing deals for the areas you specified for flips.
