I'm closing on a quad plex this wk I'm researching the best practice for collecting rents. I see there some app's out there that charge a small fee for collecting anyone have success with those? Anyone have auto pay ie: auto wire transfer from check/savings acct to pay rents? 

Any know a good website to see what the going cap rate is in a certain area for multi family? 

Im under contract now for a 4 family in NY Upstate NY. Is all banks at 25% down on non-occ investment property's?  Was only looking to put down only 20%. 

I'm under contract for a 4 family does every bank go off of Fannie mae rules and guidelines? I'm only looking to put down 20% but everyone is hitting me at 25%. Anyone know of any banks that will do 20% on 4 family in NY? 

Whats everyone's thoughts on the best state or area to buy investment properties in today's market? 

Any banks out there that do 95-100% LTV HLOC for investment property's ie: Multi family home non occupied . All I've be seeing is 80% to max of 85% none out there that do 100% for non primary property.
