Looking for personal fast cash to close on property/business only need $150k will return it within 6 month with interest. What are my options out there? 

What's the best state to buy multi family units mainly under 20 doors that's landlord friendly and why? I live in NY (Upstate) and it SUX here I bet most if not all of you can figure out why ........ 

This property is more in a rural area then high crime area. What's a good website that has good data about a specific area ie: migration, employment etc etc

What's everyone's take on a multi home great ROI 18-20% cap but not the greatest of areas. I know the exit isn't going to be much but cash flow is awesome. Is it worth the risk?

Anyone recommend best site for tenant credit pulls? Here in NYS we only can charge max of $20 for app. I seen TransUnion SmartMove is decent anyone used them? 

So looking for everyone's input on a very effective "For rent" signage for apartments something that catches the eye. 

So whats everyones best practice for snow plow contract during winter months?

I use to do it by storm but thinking on going on seasonal contract but my main question is what if snow fall is limited and only get 1-2 snow packs a season and you paid for $X for season has anyone put a clause in there must plow minimum of 10 times etc etc Let me know your thoughts

The main issue is I rather not maintain the mobile trailers that's why I was thinking rent to own just rent the lot its on plus the park. I was just thinking of how to attack this offer I'm going to do with that in mind if I can convert there current leases to rent to own dont know if thats an option. I know Brandon from BP is big into mobile parks now too

So Looking and might put offer on a Mobile home park but half of them are owned by park not tenants. I rather not own the mobile homes should I do a rent to own on trailer for tenant or whats my options on this before putting in offer like I said rather just rent lot not trailers.
