Welcome Roy Wesley ! The forums are great but I would recommend the Bigger Pockets books. Great reads, insightful and consolidates all of what you'd learn in forums in one or two books.

https://www.irs.gov/retirement-plans/plan-participant-employee/retirement-topics-tax-on-early-distributions Don't quote me, but from my understanding you can use retirement vehicles to invest in real estate but the profits have to go back into your account. Consult a CPA.

Try finding a deal you can analysis and present so they see hard numbers, your due diligence, and returns. When you have the right deal I would ask everyone I know "do you know anyone interested in investing? I put together a deal im looking to present to a few interested investors" many will say they don't know anyone but someone will speak up and say why didn't you ask about me? ;) Also try networking events. Hope this helps.

I was actually planning on going tonight but then told they just try to sell you a bunch of stuff? 

I'd like to network but maybe the smaller pockets in the city are better for that.

Hi @Norman Benders

I would recommend picking a specialized strategy and go an inch wide and mile deep opposed multiple strategies and going an inch deep and mile wide. i.e. if you're going to start with 1-4 units (multi-family) learn everything you can about multi-family buy and hold. I agree with Dave if you're going to put in the work and look for funding you might as well maximize your time and effort. 

Though, if this is your first time being a landlord do keep in mind multi family have a higher COC but require a lot more work to manage 4 tenants opposed to 1.

And I wouldn't worry about starting out small or large but starting out with the RIGHT deal. And specialize :)
