Top load all the way.  Cost effective and far better overall with less issues.  Front load look nice but that is about it.  Everyone I know that has, or should I say had, them hated the things after a while because of issues they encountered.  We just bought new washer and dryer for rental and our personal house, went standard top load all the way.

Just in case the contract falls through?" The said no. I thought that was odd. Never had that happen before. I have some family that still lives in FroRo.

If you need a good realator let me know.  She gets us into any house we want and goes out of her way to help us out.  We drag her all over the area and she always ready with a smile.

Welcome to the community. I actually live in Front Royal and am actively looking for rentals now. A small group of us have been getting together in Winchester VA once a month and you welcome to attend next one once we have something setup. Keep an eye on the events page for next one. Welcome aboard, you in a great community of helpful people here.

Just have all your ducks in a row for court. Got to be very careful with things like this.

To me those numbers just dont make sense.  My current rental I have a mortgage of 86k and 50k cash into property and rent is $1450.  Even if I refinance I would still be way farther ahead than you would be.  Are you investing for appreciation or cash flow?  If cash flow I would not be looking at those price points but thats just my thoughts.

Beware of public posting negative commemts about a business as may find yourself in hot water too.  A defamation lawsuit can be very expensive, just a polite word of caution.
