Dam man sorry to hear! Can't imagine the frustration! Im kind of caught between seeing what John has to offer (who isn't a legit window guy) but seems like he can really help with the pricing or pay a bit more and go with an actual window specialist, pay a bit more but have that guarantee its going to get done right and look good with a warrantee. From what I've been looking into its better to pay a bit more and have that security but Ill see what John offers, ill keep you posted.

@Account Closed I actually did get in contact with a who seems like a good guy. The host of the meetup has used him before and was able to vouch that he does good/honest work. I talked to him for a while about taking on replacing the 18 windows I need in my duplex and even though he isn't willing to take on that big of a project himself he spent essentially the whole meetup trying to find me deals on windows and a contractor who is able to complete the project. He has several investment properties in wilmington, NC so its good to hear he's an investor himself. His phone is messed up right now and he can only get texts when he goes into a wifi hotspot, his new phone is in the mail. Just for the record I have not actually used him yet so I'm not 100% on his work or credibility, this is just from talking with him and what another investor said. 

So appearently we can't send emails or phone numbers through this, Ill try messaging you guys his number.

Dam that sounds miserable! Tomorrow is the Fayetteville Real Estate meetup and there's always contractors there so I'm going to be doing some meet n greet hopefully finding some or at least one solid GC. If I find one ill shoot you their info. The only Realtor I know here is the one who sold me my duplex who (in my limited experience) did a great job. If you want me to shoot you her info I can!

Ive came to the realIzatIon that I want to learn how to use, fund and afford general contractors to upgrade my properties freeing me up to hunt out other deals vs me working crazy hours at my job plus doing all the work myself which at this stage in my life is not really plausible. Any pointers on seeking honest GCs in general (specifically Fayetteville, NC)? -Cheers BP!

Its to increase demand. Theres a good chance that if I don't do it now I won't have the option to do it myself in the future due to the possibility of me getting stationed elsewhere.

I thought about riding it out however I'm in the military and I don't have a whole lot of time left here in Fayetteville. In order for me to do the work myself vs spending thousands and having someone else do it I would need to make the repairs ASAP.

I own a duplex that I'm house hacking, making repairs in my unit and bringing it more up to date. My tenant's unit is very much so in need of some in depth repairs, one of them being the wood floors need to be re-finished...very badly. In order to do that the unit needs to be empty. Wondering if it would be worth taking the month or so hit (not renewing their lease) so I can live in my current side while working on the other unit and get it up to a more live-able standard? I hate the idea of it because they're pretty good tenants and would hate to see them go but in order to make the necessary repairs I don't see any other option. Thank you!

My wife and I are currently house hacking our duplex. I've been making many improvements on our unit since we've lived in it such as cosmetic, plumbing and electrical. My tenants side needs alot of work done to it and offered (upon signing of their new lease) to switch units so that I can start the much needed work that is needed on that unit and they can live in the updated unit. When I asked if she would be interested she seemed a bit reluctant to do so. Any ideas on some incentives to use to get her to swap units? Thanks!

Looking for some advice on some beginner/mild intermediate upgrades for a kitchen and bathroom that wont break the bank.
