@Christopher Pineda Hey bud. I'm in the same situation as you. I'll be moving to MB next spring. It's been calling us too. I actually just spent last week there. I look forward to meeting some new MB people on this thread. As far as PM fees, LTR is around 10%, and I hear STR starts at around 35% if you can find a good one. Condotel on-site PM is around 40% and if you use offsite PM sometimes they cut the amenities.

@Frailyn Hidalgo To me this sounds like a good deal as long as it’s not on a terrible block and only needs a light rehab. Your proposed rents may be a little optimistic but parking is a plus, and insurance will probably be double. Where is this property in the Bronx?

Pete is great to work with. This was a really smooth flip. We stayed within the budget and timeframe, no real surprises popped up, and the rehab came out excellent. The terms negotiated with the seller were favorable for us, and the seller also got what he wanted which was a quick and easy sale. We turned a great profit and sold at the price we expected within the timeframe we expected. We are always looking for more flips and always looking for bigger properties such as value add apartment buildings to hold for the long term.

Could be for something like a billboard. I would see if they would consider leasing the air rights instead. I could see this adding value to your property if you can get an additional $5k in annual leasing fees or something like that to raise your net income. Doesn’t add to the expenses either.

Looks great. I’m curious, how much did the bath fitter cost? I’m guessing you hired that out?

Also, I have 3 zones on my boiler. One for each floor and each floor has its own thermostat. The boiler only comes on from the main floor thermostat, but the other 2 stats control temp of their floors while the boiler is running.
