Rented with pets for many years in California and Florida. Definitely check any breed restrictions for your area or insurance policies. As for costs, I was charged $500 deposit for a first pet ($250 for second) and a monthly pet rent of $10-25. In the fourplex I lived in, the owner was extra awesome and provided poop bags and a small separate waster container. You can get hundreds of these bags for less than a monthly pet rent. And emptying the container once a week is easy just before garbage pick-up day.

Also, besides the potential barking, do you think having a larger dog in a small multifamily could put other tenants off? (Other tenants in the building have very young children, and one family has a much smaller dog.) Worried that we might lose those tenants if they take issue with having a large dog in the shared outdoor space, halls, etc.

And re. a deposit for this type of thing, any thoughts on what might be a reasonable range?

Hi all, newbie here and looking for advice on a lease renewal on a great tenant. Pretty much an ideal tenant but now would like to include a 60 lb shepherd to a small 1 bedroom apartment in NY. Looks like if she can't keep the dog she'll have to move. Never dealt with large dogs in the past, so any advice would be deeply appreciated. Thanks!
