Your best bet is to look at what will create the most benefit for you in the long run, that you can afford at the moment. From the two deals you are looking at, I would go with number 1 if these are your only choices. Basically, you would be living for free, with the exception of utilities and upkeep costs. If each unit is individually metered, I would go with that as long as the analysis and numbers work out. I have learned not to fudge the numbers, so get as close as you can. I have spent the last few months digging into different aspects of RE investing. One of the best questions I have heard asked is what is your why? Why are you doing what your doing, or what was the motivation that got you into real estate investing. 

My why is to build a stable future, while being able to spend quality time and enjoy life with my family that is not dependent on the politics and bottom line of a corporate position. 

What is your why?

Hi Anna,

Thank you for your input. The reason my numbers are so low is cause I am only figuring the utilities for the common areas of the units and gas, water and trash. Units are on individual electrical meters with base board heating. I pulled as much information as I could find to run numbers, but I am still not great at analysis.

The first column is calculations based on formulas on the spreadsheet. The second is what I thought the costs would be. Like I said I am new to property evaluation and am a little over my head. I did use the BP calculator and got completely different results.
