I am needing a purchase agreement for Michigan that includes a section on repairs the seller will complete, security deposits and the seller financing terms we have agreed upon. Any help on this would be awesome.

Welcome to BP, and congratulations on your MF deal. Make sure to reach out if you have any questions and search the forums. The best advice I can give you is to network with anyone you can, I have been on BP for a little under 6 months, and one of the things I have noticed is most of the experienced investors have little to no time or motivation to talk to new investors. Most of the contacts (although not all) that are communicating on here are looking to sell newbies something.

I walked away from my job in 2017 and am pursuing investing full time. I currently have 3 rentals that bring in $1600 a month gross. I am working on a deal to add 3 more doors that will take me to $3900 gross a month. My cash flow will be approximately $1400. Nothing close to my last job but investing has also allowed me to return to college and spend more time with my family and church while still being able to pay my bills. My goal is to take 10% of my net as a salary and return the rest to investing. 5-year salary goal $3500 a month.

While I do not know your market and am still relatively new to investing myself, I would double check your numbers when it comes to property management, vacancy, and repairs. I use 12,8,8 respectively. They may be lower in your area, but make sure to calculate them properly especially when putting that much capital behind a project. I always calculate my expenses at the high end and if my numbers still work then its a go, because anything extra is just icing on the cake.
