@Sipan Y. Would the potential cash flow of the ADU have an impact on the value of the property? Seems like it should even if the sq. footage of the ADU isn't included.

Calculation ARV, Finding Properties, CRM, follow ups? Are there any tasks that you are finding helpful to pass onto technology?

Are there still deals to be found by a new solo investor in LA?  It seems most off market deals I've found have been from larger acquisition groups.  

Is it true that marketing and advertising to find motivated sellers could be thousands of dollars a month?
