 That seems like solid advice.  It seems simple and common sense, but I hadn't thought of it...lol.

BTW, your book made us realize we could make our start in MTR's out of state rather than the expensive market we live in.  And, it has a lot of other great info.  I'm sure I'll be taking up you on your offer to reach out.

What do you have to do to obtain an STR license?

I was only concerned about three month and up leases, so haven't looked into the process of getting a license for a STR.

Thank you both. It seems there is a fair number of nicely rehabbed/updated properties there. I was wondering if the neighborhood was maybe improving.

Since I posted this, I found the Baltimore crime map.....oh wow!

Considering Baltimore for MTR'S. As I understand it, the city has regulations against leases under 90 days unless you have a STR license.

I'm a out of state investor. I've been looking at the area north of Caton and east of Johns Hopkins hospital. Is this a safe area tenents such as travel nurses would be comfortable at?

Any other areas that might be worth looking at?

Anyone with any experience with condos around the Med Center. Agent says HOA'S don't allow rentals under 6 months?

One political party seems to want to forgive everyone's student loan debt, and has made efforts to do so. It's hard to imagine 200k would be forgiven.  But, who knows?

I'd be in no hurry to pay it back.

Congrats on your first investment!  You're a step ahead of me.

I'm a little familiar with Greeley.  $2400 does seem aggressive.  With the hospital in Greeley and one close by Loveland I might consider trying to marker to travel nurses.  They often have a generous housing stipend.  Some try to pad their income by going cheap, but many also are willing to pay for a higher end property.

There is FurnishedFinder.com, and a few travel nurse housing Facebook pages that might be of help to you.

Also, could serve a lower risk way to test the waters of a specific market, and/or one's ability to succeed in the STR sector.

New investor here, but am also a nurse who works at Anschutz with lots of travelers.

I agree with all that has been said above. But, would also add that most of the travelers who come here do so so that they can live the Colorado lifestyle for awhile.  They tend to be younger, like to ski, hike, eat out, go out, etc.  In my experience, I haven't run into many that I know off who live close to campus.

And, the numbers of travelers who want to come here is in good supply, so the rates they are working at tend to be less than assignments in other parts of the US.
