@Brandon Chaney I'm currently in the process of closing my first out of state property. It was listed on the MLS. After talking to my agent i offered 10% below the asking. This was also the first property I offered on.

Like most people here have said. It’s up to you. Do you have the money but no time? Then it might work well for you. Do you have time and not enough money? Then you might need to put in some sweat equity.

One thing turnkey provide is a top quality products. With this they can sometimes get higher rents. This can give you more cash flow.

I’m currently working with a turnkey company. I hope to have a property closed I. The next 45 days.

Hello, I'm currently a LEO here in the Denver area and have been for almost 23 years. I'm currently looking to acquire some rentals. I can't wait to get things moving faster to help some of my friends out around here to show them how great property is.

Ask an attorney and see if you can get it into your lease agreement at some point saying you can't grow any type of hemp or marijuana. They both can grow a mold that will spread to your walls and then keep on going. There was a rental near me that they had to redo the entire basement because of the mold. I don't know how much they were growing but in my state you can have 6 or 10 plants.

I've looked at a few websites near me and the properties seemed to be very over-priced. Everything has been several million dollars. I'll keep looking and reaching out.

I know they do boilers but not sure on water heaters.

They helped me out 2 years ago in the middle of winter with a new furnace and AC.

Great prices and Howard the owner was fantastic he was at my house till 1am so I could have heat.
