I'm in Cincinnati area and wondering if anyone has preferred lenders. I have an LLC where I can go business loan route or personal loan. Need around 30k to rehab three vacancies on a couple duplexes. Hoping for under 5 percent. Thanks in advance!

@Ted Li unfortunately the contractors I use don't want to cross the river, and I self manage right now. Sorry to be of no use, hopefully through networking in the future I can be of more help!

I recently purchased a duplex to house hack with an empty double lot next to it. After living here during the renovations I realized that I have to walk through the empty lot to bring my trash can to the front for pickup and lawn mower for yard maintenance. I was wondering what route I should take on building on the land, prefab or custom. I'm going to buy and hold, put a sidewalk between the two so whoever rents my first purchase can get trash and appliances and the such through. Trying to get a good estimate on costs with both... Property is in Northside, OH and I talked to the owner of the land. Motivated seller that wants to get rid of it. Please help!

@Luke Jacob this is all great news! I was staying away from Ludlow based on bias from people's past so I'll add it to the search. And good to know on the construction because a lot of my contractors come from this side of the river and are friends that would be doing it at a deeply cut price for cash.

@Jennifer Darby if it's at least 5 mm thick, it helps with unevenness. If you're more than a quarter inch deviance over 8ft than level the subfloor. A good flooring contractor will know how to do this but there are options you can take yourself also.

I just got a mailer stating that I need to have labor Law posters up or I can face a fine of up to 7,000 dollars and I have to respond by March 4th. I'm a single member LLC, and they're stating that they can get me covered for 94 bucks. Is this a real thing I need or is this a scare tactic used by this company for new businesses?
