Thanks for the honest feedback. I’ve heard similar things about how competitive the market has gotten, so I appreciate the heads-up. I’ll definitely focus on understanding the rules in Brazoria County, making sure I know exactly what I’m bidding on, and getting a realistic “as-is” value for any properties.

As for The 16% Solution, I’m hoping it’ll still give me a good foundation even if some parts are a bit dated.

I really appreciate your advice—it’s helping me avoid some of the hype and approach this more realistically.

To answer your question, I’m in Brazoria County. I just picked up The 16% Solution, so I’m planning to start diving deeper into the research and learning as much as I can before jumping into anything.

I’ve been a member here since 2016, but I’ve been inactive for a while. Over the past few months, I’ve developed a serious interest in tax lien and tax deed investing, particularly in Texas, where I live. I’ve done some initial research, but I’ve realized there’s a lot of conflicting advice online.

As someone new to tax liens and deeds, I’m looking for reliable resources to help me get started on the right track. Specifically:

  1. Books or Courses: Are there any beginner-friendly books, guides, or courses you’d recommend?
  2. Websites or Tools: What are the best resources for researching properties or understanding Texas-specific rules for tax deeds?
  3. Advice for Beginners: If you were starting over, what’s one thing you wish you’d known when you got into tax lien or deed investing?

I’d really appreciate any guidance, tips, or stories from your experiences. I know this forum is a goldmine of information, and I’m looking forward to learning from everyone here.

Hello BP! 

Has anyone worked with Networth Realty? They basically sit down with you and show you the properties that they buy and give you an estimate on how much you could potentially can sell it for. HOWEVER, I don't plan on buying a property from them UNLESS I do my due diligence on the properties that I may want to buy from them in the future. That being said, I have sat down and talked with NetWorth Realty and told me about one of their programs. They are very nice and respectful and told me the best way to start out is to send them the lead of a property and the address, Tell them exactly how much I want to make assuming $5000-$10,000 and if the numbers are right for them and for myself,they cut me a check of $5,000 or so if they close on it. Has anyone worked with them in this way? I plan on working with them in this way but not if there is something fishy about it.

Hey Tim! Thanks for your input. You're right, a community college is ALOT cheaper than going to Harvard. I have a mentor in real estate and i'm looking forward to work at his firm. I believe we all need mentors in different areas in our lives. Wish you luck on your journey!

Thanks guys! I currently don't have a job, but I was thinking about working for UPS the drivers work for $30 dollars an hour. I looked at the FHA requirement and it said, To apply for a 3.5 percent down payment I would need a credit score 580 or higher. It sounds like they don't care I went to Harvard or Yale they want PROOF that I can pay them back!
