@Joseph Cornwell  I am interested in rentals as well as fix and flips. I co-own a construction business that can do work but want to learn the best ways to get started investing in real estate with little to no money of my own. The best route to accomplish my goals. I appreciate your advice.

I live in Ohio between Cincinnati and Dayton. I have been following BiggerPockets and have been reading many posts and blogs. My question is what is the best way to start investing with no money? How do I get into this business without using my own money? I am looking for some guidance as well as a possible mentor to partner with. Any help would greatly be appreciated. Thanks you!

I am new to BiggerPockets and have read a few publications and posts but still not sure where to start. I was thinking wholesaling would be a good place to begin but not sure. I want to do something with little or no money but not sure of the techniques to get this done. My wife is skeptical about any real estate investing ideas especially if it involves money. I want to get her educated as well. I have been in the industry long enough from doing rehab projects for other investors to know real estate investing can be very profitable. I know there is a great deal of opportunity and plenty of people to offer great advice.

I would like to get to the point where I have a passive income stream but my wife does not want rental properties. She has heard many horror stories from friends and it has turned her off on the idea. I will work to convince her this could be a good thing. I would also like to get to the point of doing fix and flips because I can do the work. Thank you for any advice.

I am new to Real Estate investing from the Cincinnati and Dayton Ohio market and am interested in concentrating on one area first. I figure wholesaling would be a great starting point and would like to learn as much as I can from BiggerPockets and various other professionals from this site. Any information would be helpful about wholesaling and where to start. I co-own a contracting business that has done rehab projects for other investors so anyone interested please contact me.

@Joshua Nicholas I would agree a lot of contractors are crooks but not all. I run a very successful contracting company in the Cincinnati and Dayton Ohio area. We have a great reputation of doing what we say and completing projects in a timely manner. So @Darrin Carey I keep me in mind for projects you have.

Hello Bryan,

That is pretty cool you grew up in Middletown. First of all I want to thank you for your service. My oldest daughter is in the Marines and my youngest daughter is in the Navy. I myself did not serve in the military but very proud my daughters are in the military.

I would like to focus in my area of Middletown and surrounding communities and then branch off into the Dayton and Cincinnati markets. There is a lot of potential. I want to focus on flipping, buy and holds, no money down deals and multifamily investing. I would like to partner with someone for knowledge as well as handling the construction needs of the properties.

My number one goal is to do investing full time by the end of the year. I want to get to the point where I am flipping at least a house a month. I want to buy my first multifamily property by the end of the year.

I looked at your portfolio and it looks like you have a very good plan in place. I would like to lean on you for information if possible.
