Arpan,

Houston/Richmond market place has a wide variety of % of rents collected versus flat rate.  I don't suggest that one is better than the other.  Look for someone who approaches management in a structured manner.  PM directly if you'd like more about my philosophy.  Going with the lowest rate isn't always the best option.

For the real estate agent looking to develop relationships with investors, what should he/she do to make themselves more marketable?

Fix and flip, buy and hold cash flow development, or a hybrid?  For a novice investor, what are your investment strategy recommendations given today's market? 

New to the real estate profession cash flow is not what it used to be when I was in corporate America. I can effectively fund one all cash deal at a time but long term wish to build a portfolio of good long term cash flow producing properties.

Thoughts and recommendations?
