I live on the North side (Spring, TX and The Woodlands) and would recommend researching the quality of schools in the areas you are considering. Schools even within a same school district can vary greatly and significantly impact resale values should you ever decide to liquidate. Good luck

Welcome Rayelle.  You couldn't ask for a better place to get your sea legs.

Chris

@Steve Rozenberg:  Don't want to go on a tangent but given your experience, how do you handle major property renovations?  Do you farm it out to a contractor or does your organization have management options (i.e. % of renovation costs for project management) for property owners that live out of state or want to stay out of the construction process?

Thanks,

Chris

Welcome to BP. I'm sure you'll find it to be an exciting and enlightening place. Chris

Thank you gentlemen.  We are looking at Building given are size.  Any thoughts or concerns about that product?

For property managers managing 100+ properties, what tools, techniques or services do employ to keep things running smoothly while at the same time maintaining your sanity?

Check out the USPS Every Door Direct Mail (EDDM) program online.  In most cases your neighborhoods are likely tied closely to their batch routes and you can do a nice marketing piece at $.176 per piece not counting the cost of the collateral.

Good luck!

Chris

@Michael Lee

Thanks Michael.  I appreciate the kind words.  I currently serve with a unit at Fort Hood which I'm sure you're familiar with.  If I can ever be of assistance to you or your friends and family in the Spring area, don't hesitate to reach out.
