I have been using StayFi for over a year now at 9 STR's. I've seen a nice bump in direct bookings across my portfolio since using StayFi and also took them up on a 1:1 session on how to setup email marketing which was a great experience and easy to do (they have great customer service). I didn't think it made sense to start email marketing until I had hundreds of emails but that's not the case. You can start the funnel with 1 email to start marketing and fill the top of the funnel as your grow your list. No guest push back on data entry to this point; although I have not yet tried the phone number collection for text marketing.

This is a great start... a little more info for you as it looks like i will have to estimate and use data from competitors to get a month over month projection. 

This is new build. Open for about 4-6 weeks. Owner not spending a lot of time and money on marketing really just wants to flip it. 

2.5 acres / 18 Stalls 50' Deep @ $205/month/ 24 Stalls 45' Deep @ $185/month/ 60 open air slots $70/month (Approved to build 26 more stalls in the place where the open air storage is)

Full fence with gate on remote key pad and security cameras + lights. All stalls have 30amp service for an optional $50/month

Asking price is $1.6M / 6 stalls rented currently 

Finance Terms - Meeting with commercial lender this week. 

Insurance is ~ $5K annually.

I'm a Short Term Rental Investor with no commercial real estate experience.

Looking at an RV Storage Facility and hoping to get some help with how to analyze/underwrite. 

I have List Price, Insurance, Taxes, Utilities & Revenue projections. What I'm unsure of are loan terms and a range of what makes a good investment when looking at cap rate (or other metrics). 

I can eyeball a good STR in about 10 minutes but this is a whole new world. Any help or a push in the right direction would be greatly appreciated.

Spent time discussing the project with him which was extremely insightful - he sent me the original site plans , and after examining these I found that I could further maximize the property beyond what the original developers believed/planned. 

At the time of the auction I was building 16,000SF of storage on another site, so I used by current development costs to estimate replacement cost of the existing buildings, and was able to develop a fairly accurate pro forma based off this. The buildings were 100% occupied and well-under market rate with no web presence. So I used the replacement cost as my "max purchase price," and fortunately we won the auction near that price. 

We also visited the site prior to the auction and saw that there were other tremendous value add opportunities, which included increased security, fencing, automated billing and operations, and improved drive areas.

Hochatown, Okla., (January 14, 2022) – The Choctaw Nation of Oklahoma announced today that it will be opening an entertainment and resort development in Hochatown, Okla. The development is a brand-new concept with a design and experience that will reflect the rich culture of the Choctaw people.

The four-story, 202,000 square-foot development will include 100 hotel rooms, 600 slot machines, eight table games, several restaurants and bars, a pool, an outdoor venue with an amphitheater, beer garden and a family-friendly game zone.

In addition to the resort, a 12,000 square-foot mercantile will adjoin the property offering a small market, convenient food options and a fuel station with 24 pumps. Guests will experience the Choctaw culture through the design of the facility, authentic art and will be able to shop authentic Choctaw art in the Mercantile.

@Sarah Taylor my wife and I went live on a 3/2 in Fort Morgan at Gulf Shores. The cash flow is awesome as we have been live since mid March and are 85% booked through August 1. We are expecting $85k gross annual as we just crossed $60k with 4.5 months of bookings. Let me know if I can answer any questions.

Looking for input from an STR investor in the Blue Ridge, GA area. Hoping to gain some insight on the local area and if any of the towns are more preferable than others (Blue Ridge, Cherry Log, Ellijay, Morganton, Epworth). Also wanted POV on riverfront property vs property with mountain views in regards to occupancy rate and ADR. Appreciate any insights.

Looking for feedback on the towns that make up the Blue Ridge, GA area. Is there an advantage being in one town vs the other or are they all relatively equivalent in terms of occupancy and rates? (Blue Ridge, Cherry Log, Morganton, Ellijay, Epworth, Mineral Bluff, Etc)
