High gross income will cover a lot of cost inefficiencies.

The guy I purchased my life insurance policies from was young. Gave me confidence because I was young too and it showed me that young people had life insurance.

It was that fact that got me interested in a whole life policy.

Looking young is an asset. Dress well, appear professional, you'll do great.

I think it depends too on where you are in your investing career. Also, do you want REI to be your only job or have it be a secondary income? What % of retirement is it going to be?

Owning them outright is super appealing, but you lose your ability to scale quickly with leverage. One could save for 5 years and buy a 100k house. Then buy another 100k house in 3 years. Then another in 2 more. After a decade, one has 3 doors but can begin to scale faster after that.

Using leverage, one could potentially buy significantly more in that same 10 year period and retire after that.

I guess like most things..."it depends".

@Daria B.

I wonder if since they've violating the agreement but doing a great job, if you couldn't get them to do some additional work and not bill you for it.

You get a floor plus something small and reasonable and they aren't shorted revenue.

Total newb question:

Could someone share a step by step on repainting cabinets?

Debating on redoing or replacing.

I think student loan debt is still debt. It's freeing when you pay it off. Hunker down for 4 months and get it done!
@Josue Vargas Can you make any changes to your 401k as far as risk level or different funds to buy?

@Christopher Lane That would be borderline for something with little risk and is a one time expense. Buying a large TV for example. Buying a piece of real estate is a much larger transaction, which affects both of you. Don't pick something over your wife if you want her to respect you. There is truth in "Happy Wife, Happy Life". Take the time to have the conversations over and over again. Speak to her concerns and do your best to make her understand you and her (team) are capable and you'd really value her input during the process.
