@Aaron Merriman,

  I am 10 days into my 30 day due diligence period. I spoke with my agent and asked about this issue and we came to the same conclusion to make an addendum with the removal of the tenant as a contingency at the same time we ask for a reduced price due to some inspection issues. Thanks for the tip!

I just put a house under contract and I am trying to figure out how much notice I need to give the tenant if the deal goes through. I know that here in Portland, Or. there have been some changes in our laws in favor of the tenant. I am trying to find the pertinent statues so that I can keep everything above board. Any help would be appreciated!

I just got my first house under contract and I am putting my ducks in a row.  My mentor has several subcontractors that I will be working with, but I would like to be prepared if any of them are unable to meet my needs. Does anyone have any referrals in the Portland, Oregon area they would be willing to share so that I can start building my own lists of subs?  Electricians, plumbers, landscapers, painter, etc. I need to build as many relationships as possible.

How do I get financing that is less expensive than hard money if I have limited taxable income history? I have been in the medical cannabis industry for the last five years with occasional part time employment, this leaves me looking pretty poor on any financial statement. What strategies would the community suggest to increase my potential to access bank financing, or any other less expensive financing? The resources I have include a business plan, cash and excellent references.
