Lol at the people who think I am mad about not making a deal.  It's the fact that I haven't even gotten a single damn call from the letters and bandit signs that pisses me off, not getting a deal. I am realistic and know this real estate investing business isn't a get rich quick scheme. All I wanted was some feedback for the hard work I put into this. At least a callback from a cop or an angry owner telling me he doesnt want to sell his house. But 0 calls back from 100 letters? And BP said yellow letters has a 10-14% response rate. Lmao, such ********. All I wanted from this exercise was to get my foot in the water but seems like I just took 100 steps backward judging from the 0 responses. HAH, I forgot to mention I also did some door knocking and man was it a lame experience. Every owner doesnt even want to talk for 2 seconds. LMAO. Hate these garbage gurus saying you can make money with $0 invested. I bet I'd have to spend at least $20,000 on a yellow postcard campaign to get 1 deal in Massachusetts. This ******** cheapstake state is  a place for already successful well-to-do RE investors, not beginners like myself. 

MA in a nutshell. 

-A bunch of dying geriatrics who are too senile/delusional to understand that their 1900 homes can't sell for 2X the market price

-Delusional scumbags who are in denial that their houses are in foreclosure and would rather file bankruptcy than make some money and get out of the ugly situation they put themselves in

-or the usual idiot home seller who refuses to go down on their price even after failing to sell their home for over 3 years.

It's impossible to wholesale in MA. People don't respond to bandit signs now matter how many you put up. People will literally die in their homes than sell their house. That's how stagnant this garbage state is.

So I've been marketing for at least 2 months now. Sent out about 100 hand written yellow letters, not a single response. Put out about 40 bandit signs. Got 1 call from it with from a homeowner asking for 50k more than CMA price.

Just really fed up and angry with this whole real estate thing.  Been watching Sean Terry videos and was motivated at first but quickly starting to get frustrated and angry by this whole process. Feel like these real estate gurus are not telling us something.  I live in MA by the way where people don't sell and are stingy as hell about what price they sell their houses at.  I am just so angry every day about how little results my efforts have yielded. What's my next step? Borrow $100k for a marketing campaign that will probably yield 2-3 calls? ***** THAT! SO pissed off!

I am planning on doing 100 for my first campaign. Got a pretty low budget. Did you get any deals with the 900 letter campaign?

Do you have the company print your message for you or do you print it yourself? if you print it yourself do you need a special printer for it? I plan to handwrite the address but print the actual message.

Where's a good place to buy postcards? I am planning to send them out myself with handwritten address, but I want the other side where I tell the seller about my services to be printed.

What's the postcard that best suits this need? I've heard about click2mail but I want to send the postcards out myself. DO i also need a postcard printer to print my service description?

Moral of the story. Get ready to spend $50,000 on your direct mail marketing campaign and stay positive throughout the whole process and just believe in yourself that one day you will find someone who's willing to sell the house for 50% retail! Yeah right... I laugh whenever some big time real estate investor tells a newbie to "stay positive" about spending thousands of dollars on their mailing campaign
