Nice work Dave!!

Im Glad I came across your Post/thread. I have just started in the seattle area, with Direct Mail, and my first campaign was a complete bust, and then this morning I got told from a BP member that its a waist of time when 1000 people are doing the same thing.

Your storey like many others prove that it does work, and it is possible even in a hot market. I was super discouraged this morning, but now Meh! More mailings here we come!!

Hey Ryan, I apprieciate your reply. Im not sure why my criteria didn't show up.

My criteria was as follows:

absentee owner,owner occupied,SFH, low -mid equity, 15 years plus ownership, house hold age 50-70years, and last market sale date was 1950-2010.

I now realize that the low equity criteria was a mistake, but still only 2 phone calls from 1700 postcards. 

As for using Williston Financial Group to develope a list, this was my only option that I knew about, as I am a Canadian, and don't have a zipcode to use something like Listsource. However I just found out yesterday that I can get a US address.

What are your thoughts so far?

Oh really its not attached? sorry about that. I focused on SFR, 1-40% Equity, 51-70 years of age, and last sale date between 1950-2010.

What was your criteria? 

I wasn't sure exactly what to expect, but definitely more than one for sending out that many post cards. Im wondering how much of the market place is saturated with yellow letters/postcards.

Hello investors

I am in need of some advice/direction. I just sent out my first direct mail campaign last month, and It failed big time. I sent out postcards that a local investor mentioned worked. I felt they were pretty good considering what I have seen out there so far.

So Im going to lay out my criteria, and hopefully I can get some good feed back on any issues that I am not seeing. I need to get ready for another mailing asap.

I sent out 1700 post cards in Kents, WA. I used Williston Financial Group to come up with a list which is below to view. In addition I have a local number set up, and not a 1800.

What are some ideas to help me get a more effective list?
