Hi Mr. Pulaski,

He counter offered to pay for half the roof, but there were other issues and I don't have a team built out there to manage a fixer upper long distance so I opted to step away from this deal. Plus, I do not see myself paying for half of the roof for a supposedly "turnkey" property.

Hi Mr. Brazil,

Appreciate your input. I was taking that route, but did not want to offer something I paid for when I believe there was foul-play with how the property was advertised. 

I read Dave Greens book about long distance investing so I am investing long distance and the only eyes I have are the words and pictures from my trusted inspector. ;-)

Hello BP!

Is it customary to provide the seller with a copy of the Inspection report?

BACKGROUND: I just cancelled a contract to purchase a single family Turnkey property in Florida. It was advertised as a turnkey but there was a broken window, electrical issues and the roof had surpassed its life expectancy (major issue to me). A future roof repair could blow away my ROI long term.

I backed-out because I did not calculate my numbers to potentially purchase a roof for a property that's supposed to be a turnkey. And in my opinion the property should have been marketed as a fixer upper because it is selling at retail and needs major repair, as the inspector recommended the roof gets replaced.

Hi BP Forum!

Does anyone know of a qualified and reputable contractor who works in the LA, OC and Inland Empire area? 

I have a plan to: 

a) Rehab my primary residence in Orange County

b) Purchase a fixer-upper and have it rehabbed (relocation to either LA or Inland Empire).  

Currently seeking to put a team in place to help execute this plan.

Hello BP community,

I am a new BP member from Orange County CA, and need to refinance the loan on my current property in order to start my REI journey. I have heard that to refinance you need to "shop for a good rate."

Is there a process one should use to shop for a good rate?  Or is there questions I should use to screen potential lenders?
