  1. Understand the laws in your state
  2. Draft by design, not by default. Meaning every clause in your lease should serve a purpose, not just some copy cat clause from a generic form
  3. PAY the money to have your lease vetted by an attorney, or pay the attorney in eviction court...either way they are going to get the money. Its a lot less hassle (and cheaper) to have them review it before hand.

I am looking for a bird dog/property acquisition specialist in the Cleveland area. This will be a commission based position as you will be paid by lead and conversion. Once deals are converted we can work an equity or royalty agreement (depending on the type of deal). All work will be done through Deal Machine, I can handle 2-3 people in this position.

@Eric Hugh have you ever looked into Master Leasing the properties? With a master lease you essentially rent the properties to another investor who will then manage the property and pay you a portion of the rent. Typically in a "performing" master lease the Master Tenant will pay the property owner 85-90% of the monthly rent collected. There is rarely a leasing fee (at least not in my contract) and you work as partners with the Master Tenant. The Master Tenant is not trying to make money from fees and repairs as keeping the property rented and in good condition increases the master tenants take on the property. I would also understand the Orthodox Jewish Community housing there and be careful when pulling comps, houses within walking distance to temples will sell for more.

Who do you use for your virtual assistant? I am looking for someone to do cold calling, some basic data mining (with specific instructions), and other small administrative tasks.

A Hungry Crowd.

You need to find a niche and then a demand. Define what your goals are and then start networking and find that hungry crowd.

I agree with what Neil is saying.

  1. Define your market
  2. Define your message to that market
  3. Define your medium to deliver your message
  4. Then just start doing it!

Become an expert in ONE market, ONE niche. Master that, then move on or add something else. Once you start doing the 4 things above, THEN I would find a local mentor that can help you.

I dont play the numbers game anymore. People always use dating as an example. Sure if I ask 10000 women out, I might get a yes, but what if that yes is someone I am not attracted too? Let's say my budget is $5000 to market to these women. So I spend $0.50 on each. How attractive is the $0.50 piece going to be to each woman?

Keeping with the dating example, what if instead I took that list of 10000 and pulled out what I am looking for, let's say brown hair, blue eyes, single, makes 45k a year or more, etc etc. I also know a little bit about the woman and what she likes. I now narrow my list down to 200 women. Still with the same budget. I can now spend $25 a target and get exactly what I want.
